A lease in Compass is a first-class object — not a row in a spreadsheet, not a PDF in a folder. It carries:

  • Term — fixed-end or rolling month-to-month.
  • Rent due day and security deposit.
  • Recurring charges — monthly, quarterly, annually, or one-time.
  • Status — draft, active, ending, ended, with the right transitions enforced.
  • Condition reports for move-in and move-out, with photo attachments stored alongside.
  • Renewal workflow — the AI can draft a renewal at any percentage over current rent.

Honest about what's not included yet

We don't yet send rent statements via SMS. We don't yet do automated late-fee generation on a schedule (it's deferred to the same generator that runs recurring maintenance). When something is on the roadmap, the docs say so.

How it talks to chat

The interesting part is that every one of those operations is callable from the chat. "Who has a lease ending in the next 60 days, sorted by rent?" returns a table. "Draft a 12-month renewal for everyone with month-to-month status." drafts every one for review. The chat is not a separate app — it works on the same data the screen shows, and a chat draft and a screen draft are the same draft.
